There are some hotels and resorts in the world, where you can book only suites (or villas, bungalows only). These are not always luxury accommodations, because we can find many 3 or 4 star hotels with suites only tag (see in the box below). In this article we concentrate the true five-star luxury all suites hotels and resorts. Find out what’s different from traditional luxury hotels and what their advantages and disadvantages are.

Exclusivity of all suites hotels and resorts

Hotel investors and builders generally strive to accommodate as many people as possible in their property, while at the same time providing the utmost comfort for them during their stay. This comfort is achieved with the services of the hotel (or resort) and the various types of rooms they offer their guests.

Suites only hotels and resorts – in 3 star or 4 star level. 

If we using a search term “all suites hotel” or “all suites resort” we can find many results pointing to suites-only 3 star or 4 star hotels. However, most of the time suites in these properties are just simply bigger rooms with a kitchen corner. Maybe you already read our article about luxury hotel suites, but if not, just in short: In a luxury hotel industry we can’t talk about suites if it doesn’t meet some basic requirements such as size, spacing (separation), furnishing, available services and so on. Therefore, our opinion is that these lower-categorized hotels and resorts should change their room declaration from suite to “studio”. Studio is a much more precise name for these kind of room types, however we know that “all-studios hotels” are a lot less appealing name than writing “suites” into it (but true)

Since, the different suites types offer the most space, therefore the highest exclusivity a hotel or resort can offer is that it only offers suites for their guests. Why?

  • Because if they offer suites only, then their hotel’s capacity dropping to one third (or at least one fourth)
  • If they resign from two-thirds of potential capacity, existing suites have to be expensive, which also means that fewer people can afford it.
  • Fewer people means: more privacy and more attention
  • The number of employees per capita will be much higher, as the hotel or the resort area does not change from the fact that it only offers suites, but the number of guests accommodated decreases.
  • Whether a hotel offers suites only, the range of services expected by guests is expanding.

In short, Exclusivity of all suites hotels and resorts comes from the limited number of high quality suites, less guests, more privacy and higher price complemented by upper level of services.
